Project Profile: 383 on One
St.Germain Collins, Sustainable Design Studio and Custom Concepts, Inc. partnered with MER Development to design, permit and construct a new site integrating design and environmental features.
Extensive landscaping was planned throughout the site not only to create a comfortable and relaxing atmosphere for tenants, but also to serve as a storm water management system capable of meeting new Maine DEP standards. The new development, 383 on One, features 20,000 square feet of high-end retail and office space provided in an attractive building along US Route 1 in Scarborough.
Working together, the St.Germain Collins team produced a practical, aesthetic site layout that incorporates under-drained filter beds within parking areas as well as bioretention beds to handle storm water runoff. Unlike traditional detention ponds, the under-drained filter beds utilize landscaping plants in a dual role – both for a visually pleasing design and for managing storm water quality and quantity. Careful planning proved highly productive and resulted in a project that met both the developer’s and regulators’ objectives for the site.
